Housing - New vs Resale

For newcomers considering their first home in the Valley, there is no simple answer for either. There are many variables, so a careful consideration of the pros and cons of both home buying and building are essential.

Building pros

Part of the fun and satisfaction of building is picking every detail of the house, including floor plan and finish materials. .Gone are the days when you needed to spend a hefty sum of cash to build a new home. Today there new home sub-divisions in every corner of the valley. With the builders handling the construction loans, you have only to find the right home and customize it to suit yourself.

If you want to move into a new home this month, you'll want to look for a "spec" or "inventory" home, but you will sacrifice some if not all of your customization choices.

Building cons

The building process is not a quick one. In the current booming market, "It takes at least a year" is the common response from construction companies, so interim housing may be needed. SunTree’s Property Managment department can assist you with this.

Resale

Buying a "resale" home has manny positives in that the homes in the subdivision and the neighborhood itself have had time to develop a reputation for quality. It sometimes takes years for problems such as cracked foundations, excessive traffic congestion, or poor construction to develop. Also, many expensive extras have already been added to the resale home, such as sun screens, fans, patios, landscaping, fencing, pools, window treatments, etc. These extras can break the bank, if you think you have finished spending money when you sign your mortgage and move into a brand new home. When buying resale you can also request a history of the utility costs, to eliminate the surprises there as well..
